Mahindra Lifespaces launches ₹3,000 crore residential project in Mumbai’s Central suburbs

Mahindra Lifespace Developers Limited on Thursday launched the first two residential phases of Mahindra Rainforest, a premium mixed-use development on LBS Marg, Kanjur, Mumbai, with an estimated Gross Development Value of approximately ₹3,000 crore.

The project spans roughly 25.47 acres and will offer 2 and 3 BHK residences as part of a larger ecosystem integrating residential, commercial and retail components. The development will include over 3.5 lakh sq. ft. of amenities and clubhouse space, and more than 7 acres of open green areas — among the largest such offerings in Mumbai, the company said.

The project is being developed by Anthurium Developers Limited, a wholly owned subsidiary of Mahindra Lifespace Developers. The launch follows a Joint Development Agreement signed with GKW Limited in November 2024 for a 36.87-acre land parcel in the Kanjur-Bhandup area.

The site has access to the Eastern Express Highway, the Jogeshwari–Vikhroli Link Road, and Metro Line 4, which runs adjacent to the project. Upcoming infrastructure, including the Goregaon–Mulund Link Road is expected to further improve connectivity to business districts such as BKC and Powai.

Vimalendra Singh, Chief Business Officer – Residential at Mahindra Lifespaces, described the central suburbs as an important residential corridor and said the project aims to set a new standard for nature-led premium living in the area.

Shares of Mahindra Lifespace Developers were trading at ₹356.15 on Thursday, up 1.34 per cent from the previous close of ₹351.45, touching an intraday high of ₹362.95. The stock, however, has been loss-making for eight consecutive quarters.



Mahindra Lifespaces has a development footprint of 53.65 million sq. ft. across seven Indian cities and has committed to building only Net Zero homes from 2030 onwards.
