has renewed leases for about 4.27 lakh sq ft of office space at Prestige RMZ Star Tech in Bengaluru’s Koramangala, according to property intelligence platform Propstack.
The lease renewals, registered on May 8, 2026, comprise two agreements with landlord RMZ City Estates Pvt Ltd.
One agreement covers 1.68 lakh sq ft leased by Ola Electric Technologies Pvt Ltd across the fourth, fifth, and sixth floors, while the second covers 2.59 lakh sq ft occupied by ANI Technologies Pvt Ltd on the ground and the first, second, third, seventh, and eighth floors.
Both agreements have a lease commencement date of October 16, 2025, and are for a tenure of five years. The rentals have been fixed at ₹103.5 per sq ft per month, translating into a combined monthly rental outgo of about ₹4.42 crore. The leases also provide for a 15 per cent rent escalation after three years.
Notably, the renewal has been executed at the same rental rate as reflected in the 2023 lease agreement under ANI Technologies, indicating stable commercial rentals for the property over the period. The original lease for the office campus was signed in January 2021 at a rental of ₹90 per sq ft per month.
Under the new agreements, Ola Electric Technologies has provided a security deposit of ₹4.54 crore, while ANI Technologies has deposited ₹11.54 crore with the landlord.
The renewal comes at a time when large occupiers continue to retain premium office assets in Bengaluru’s established commercial hubs, even as many companies optimise their real estate portfolios amid changing workplace strategies.
