Healthcare major Manipal Health Enterprises Pvt Ltd has leased a multi-speciality hospital property in north Bengaluru in a long-term transaction valued at about ₹816 crore over the lease tenure, according to property registration data from realty analytics Propstack.
The healthcare provider has leased a 2.45 lakh sq ft hospital building located in Venkatala, Yelahanka. The property comprises three basement levels, a ground floor, and 10 upper floors.
The lease agreement commenced on November 1, 2025, and has been signed for a period of 29 years and 11 months. The landlord is listed as JKC Varma and others.
Under the agreement, Manipal Health will pay a starting monthly rent of ₹1.27 crore, translating to a lease rental of ₹52 per sq ft per month. The company has also paid a security deposit of ₹7.64 crore.
The agreement includes a structured rental escalation clause, with rents set to increase by 10 per cent in the sixth year. Thereafter, rentals will rise by 15 per cent every three years for the remainder of the lease term. Based on the tenure and escalation schedule, the total lease outgo is estimated at around ₹816 crore.
The transaction comes as healthcare operators continue to expand their presence across major urban centres through a mix of owned and leased facilities.
